Q: Why do I need a survey?
A: Without a survey, you may be unaware of fence encroachments, underground utility easements, building setbacks, or other features which might cloud title, restrict the use of your property or result in property disputes. Any of these issues could result in potential loss far exceeding the price of a survey.
Q: I am buying a home, and the seller is furnishing the survey he obtained when puchasing the home. Why should I need a new survey if he claims nothing has changed?
A: Some individuals may try to persuade you to reuse old surveys in order to save on closing costs. This is a risk. Surveys have a statute of limitations. The seller's survey may be past this statute. More importantly, there may have been changes that even the seller is unaware of, such as updated flood maps that may cause a requirement for flood insurance, or easements that may have been added. We find many cases where property corners have been moved or removed without the previous owner's knowledge.
